Location: 18–20 Stamford Brook Avenue, W6 0YD, London

Summary

The Stamford Brook Avenue project delivers the sensitive redevelopment of a prominent corner site within the Stamford Brook Conservation Area. The proposal includes the demolition of No. 18 Stamford Brook Avenue and the construction of a four-storey side extension to the adjoining property at No. 20, incorporating detailed façade design, material quality, and sustainable building techniques. Maddox Planning advised on the planning strategy, coordinated heritage and design discussions, and secured planning permission on behalf of the applicant.

Key Issues Addressed

Design and Heritage: The approved design enhances the character of the existing Victorian streetscape through high-quality brickwork, refined detailing, and proportionate massing. Detailed material specifications, including brick and mortar samples, cladding, windows, balconies, and roof treatments, were conditioned to ensure compatibility with the area’s heritage significance and the Council’s Residential Extension Guidelines. The development’s sympathetic approach ensures that the new building integrates seamlessly with the existing architectural context and protects the setting of nearby heritage assets.

Residential Quality and Use: The extension forms part of the original dwelling at No. 20 and is restricted from subdivision, ensuring that accommodation standards remain high and preventing the creation of undersized or poor-quality residential units. Internal layouts and amenity provisions align with local plan policies, delivering a high-quality living environment consistent with Hounslow’s design objectives.

Construction and Amenity: Comprehensive measures were approved to safeguard residential amenity during demolition and construction, including strict working hours, a TfL-compliant Construction Logistics Plan (CLP), and membership of the Considerate Constructors Scheme. These provisions manage site traffic, material storage, and highway safety, minimising disruption to neighbouring residents.

Sustainability and Environment: The development ensures compliance with London Plan requirements on sustainable construction, air quality, and noise mitigation. All construction machinery must meet GLA emission standards, and the scheme includes provisions for green roofs, sustainable waste storage, and improved drainage solutions. Together, these measures contribute to environmental resilience and urban sustainability within a constrained suburban setting.
