Description of Development: Demolition of the existing sports hall and ancillary buildings and erection of a new three-storey sports complex incorporating a 6-court sports hall (8 badminton courts), swimming pool, fitness suite, dance studio, squash courts, climbing wall, classrooms, changing facilities and associated plant space.

Project Overview: Modern Sports Facilities within a Sensitive Green Belt Campus


Planning permission was secured for the comprehensive redevelopment of sports facilities at St George’s College, located within the Metropolitan Green Belt and within grounds that include a Grade II Registered Garden and listed buildings.


The scheme replaces outdated and dispersed facilities with a consolidated, purpose-built sports complex positioned within the established developed envelope of the campus. The development delivers substantial qualitative improvements to indoor sports provision, supporting both the College and wider community use.


Maddox Planning advised throughout the process, managing Green Belt, heritage, design, drainage and transport considerations and coordinating the supporting technical assessments.


Key Issues Addressed


Green Belt: While materially larger than the building it replaces, the development was assessed as appropriate within the Green Belt, reflecting its siting within the developed part of the school campus and the removal of redundant built form.


Heritage and Landscape Setting: Detailed assessment concluded that the impact on the Grade II Registered Garden and nearby listed buildings would be acceptable. A Conservation and Landscape Management Plan and tree protection measures were secured by condition.


Drainage and Environmental Matters: Additional site investigation work informed a sustainable drainage strategy secured by condition, ensuring compliance with national policy and Lead Local Flood Authority requirements.


Outcome


Planning permission was granted subject to conditions. The approved development delivers a high-quality, future-proofed sports facility within an established educational campus, enhancing sports provision while safeguarding Green Belt openness and the historic setting.
