The JVC Business Park project involves the strategic redevelopment and intensification of a key industrial site in Brent, designated as a Strategic Industrial Location (SIL). This proposal aligns with London Plan policies and supports the city's technological and industrial growth, delivering a state-of-the-art data centre designed to meet modern technological needs while addressing environmental and urban challenges.
JVC Business Park's Data Centre Expansion: Key Issues Addressed
Land Use Principles: The data centre expansion aligns with the industrial use designation of the site and supports London Plan Policy E7 by optimising land use for technological and industrial activities.
Urban Design and Height: The proposed design and height are consistent with the character of the area and enhance the site's aesthetic through improved elevation treatments. These changes reduce visual impact on the Brent Reservoir and improve air quality along the North Circular Road.
Transport Infrastructure: A Section 278 agreement has been secured to improve vehicle crossings. A comprehensive Delivery and Servicing Plan, Travel Plan and Construction Logistics Plan ensure sustainable transport solutions.
Sustainable Development: Renewable energy systems, a carbon offset payment and whole-life carbon and circular economy assessments meet sustainability and energy efficiency targets.
Environmental Considerations: Urban greening, enhanced drainage systems and a green wall have been integrated to promote biodiversity, manage flood risks and align with air quality goals.
