Park Street, St Albans: Green Belt Planning Appeal Allowed for 95 Homes

Maddox Planning successfully secured planning permission at appeal for a residential development of up to 95 homes on land at Park Street, St Albans, following a public inquiry and Planning Inspectorate decision allowing the scheme.
The site lies on land between the existing caravan site and Watling Street within the Metropolitan Green Belt on the edge of Park Street, close to local services and Park Street railway station.
Maddox Planning led the planning strategy for the appeal, coordinating the consultant team and presenting the planning case demonstrating housing need, sustainable location and the planning balance required to justify development within the Green Belt.
Outline planning permission was granted for a residential scheme delivering up to 95 homes, including 40% affordable housing, self-build plots, public open space, landscaping and associated infrastructure.
The decision recognises the significant housing need in St Albans and confirms that the benefits of the Park Street residential scheme outweigh Green Belt harm in planning policy terms.
