A new industrial workspace for Gateshead

BizSpace Limited is bringing forward proposals to redevelop the Design Works Business Centre on William Street into a modern, sustainable industrial estate. The scheme will deliver flexible workspace for a range of businesses while creating a greener, more attractive environment for employees, visitors and the wider community. Project Highlights

Supporting Local Business

The proposals will deliver 19 flexible industrial units designed for light industrial, general industrial and storage and distribution uses. The new development will provide high-quality accommodation capable of supporting businesses of different sizes and stages of growth.

Better Designed

The existing fragmented buildings will be replaced with a coherent, contemporary industrial estate that strengthens the Felling Main Employment Area. Careful site planning retains mature trees while creating attractive public spaces and a welcoming setting for businesses and visitors.

Sustainable by Design

The development incorporates extensive sustainability measures including biodiversity enhancements, rain gardens, permeable paving, sustainable drainage, photovoltaic panels and all-electric buildings to reduce environmental impact and improve long-term resilience.

Accessible & Future Ready

Secure cycle parking, electric vehicle charging, accessible parking and pedestrian-friendly routes are integrated throughout the site to encourage sustainable travel and create an inclusive environment for everyone using the development.
