Dephna House, Neasden: Planning Strategy for a New Food Production and Public Realm Scheme

Maddox Planning is advising Dephna Group on proposals for Dephna House, a mixed-use redevelopment in Neasden providing commercial kitchen space, a ground floor market hall, public realm improvements and associated servicing.


The scheme, designed by Dowen Farmer Architects, proposes 72 kitchens above an active ground floor public offer, with the potential to support around 300 local jobs. The site sits within the Neasden Stations Growth Area, where Brent’s planning strategy supports employment growth, industrial intensification, improved public realm and stronger pedestrian connections.


The key planning challenge is to accommodate an intensive food production use on a constrained urban site while ensuring the development contributes positively to the wider regeneration of Neasden. Our role is focused on positioning the scheme clearly within the planning policy context, coordinating the planning strategy and demonstrating how the proposal can support employment, accessibility and place-making objectives.
